Abels Bay
Home by the Bay
An owner-builder wanted to build a compact, humble and environmentally conscious home by the beach for himself and his daughter. Working within a tight budget, the design developed through robust discussions, costing investigations and a series of compromises and creative solutions. The project is a labour of love, with the owner-builder closely involved in bringing the home to life.
The proposed development consists of a single carport, a main dwelling and a small second dwelling. The second dwelling provides accommodation for family and friends and can also operate as an Airbnb to generate secondary income.
The sharp gable roofs of the main dwelling and studio form two pavilions within the landscape. Lofted ceilings and mezzanines create a sense of spaciousness within both compact dwellings. The position of the water tank and carport helps frame the buildings from the street.
Solar-passive principles underpin the planning of both dwellings. Living spaces and glazing are oriented to capture northern sunlight during winter, reducing the need for artificial heating and creating warm, naturally lit interiors. In summer, shading and natural cross-ventilation help keep the dwellings comfortable. The main living area opens directly onto a north-facing deck and garden through large sliding doors, while a corner window provides a lookout towards Abels Bay.
External materials were chosen for their durability, specifically to withstand the highly corrosive coastal air. The external cladding is a fire-resistant timber species sourced directly from local suppliers. Paperock is proposed for the kitchen and bathroom joinery, alongside low-VOC and lower-toxicity paints, sealants, adhesives and finishes to support healthier indoor air quality. The compact building footprints also reduce the amount of material required for construction and the energy needed to heat and cool the spaces.
The productive garden is arranged around the dwellings, creating sheltered outdoor spaces and quiet places of refuge. It supports the owner’s self-sufficient way of living while strengthening the relationship between the buildings and the landscape.
A heat-pump hot-water system and rooftop solar array are proposed to reduce reliance on grid electricity. Rainwater will be collected and stored for reuse, including garden irrigation and toilet flushing, while wastewater will be treated on site through a septic system. Electricity is the property’s only external utility connection, allowing it to operate with a considerable degree of self-sufficiency.
